Architectural Change RequestBefore you make a visual change on your property, please contact the Architectural Standards Department to seek guidance. If you receive a notice from your HOA about cleaning up your property, painting your house or replacing rotten siding, please take the request seriously and abide by the correction date.
New Maryland Law Enacted
During the 2014 Legislative session, the Maryland General Assembly enacted a law eliminating strict liability for injuries and damages caused by dogs. Under the new Law, which became effective April 8, 2014, the owner of any breed of dog will be liable for any injury or death unless it can be shown that the dog owner did not know or have reason to know that the dog had a vicious or dangerous propensities. (House Bill 73/ Chapter 49.)

Architectural Control Committee (ACC) The primary activity of the Quail Valley Board of Directors and Architectural Control Committee (ACC) is to implement the provisions outlined in the Declaration of Covenants, Conditions and Restrictions for Quail Valley. In addition management provides oversight to potential violations of other Articles of the Declaration, such as failure to maintain the exterior of the house or landscaping.
Any homeowner who believes there is a violation of one of the provisions of the Declaration may contact the community association manager. The association manager will review the complaint to determine if any action is required and, if appropriate, management will contact the homeowner in writing to inform them of the violation. The initial letter will request compliance within a reasonable amount of time. If no response is received, management will send a second letter advising action on their part is required immediately. After reviewing any responses from the homeowner, or the lack thereof, management will then forward the information to the Board of Directors for a scheduled hearing. HOA Board MeetingsBoard of Directors Meetings are scheduled on the third Thursday of
each month at the the community center on 18701 Quail Valley Blvd at 7:00 pm.
All homeowners are welcome and encouraged to attend the meetings.

Rat problems
If you suspect that there are rats on your property or an
adjacent property, call the Licensure & Regulatory Services section at 240-777-3986.
If rat problems
are found, the owner of the property or tenant is given written notice of
what the inspection found and outlines what is required to eliminate the
problem. A specific time frame for correcting the problem is established. Licensure and Regulatory
Services DOES NOT BAIT OR PROVIDE BAIT TO PROPERTY OWNERS.

Green Back to School Tips
1. Before going back-to-school shopping for
supplies, take an inventory of what you already have and craft a shopping list of
PVC-free school supplies that are really needed.
2. If your child takes lunch to school, try
packing food in reusable containers. Instead of disposable utensils, try
packing bamboo cutlery.
3. Pack fruits and vegetables that are in
season, paying particular attention to which foods have high uses of pesticides, and make sure to include plenty of
different colors and tastes!
4. Whether your
child prefers aluminum or plastic, reusable BPA-free water bottles can
be an eco-friendly alternative.
5. Growing kids need new clothes pretty often, and throwing
away old duds is a huge waste. Why not organize a neighborhood clothing swap,
or donate old clothes to Goodwill? Replace these pieces with affordable,
eco-friendly styles.

No Firelane Parking
Parking in the fire lanes has jumped onto the
headlines of the Quill because of a recent neighborhood house fire. Emergency Services could not get by the cars
parked along the fire lane in the court. Fortunately no one was hurt – this time.
The Fire and Rescue Department appreciates the
voluntary compliance by all residents and visitors with the fire lane
markings. Because of the recent
incident, please be aware that parking in the fire lane at any time is a risk
and offending vehicle can be immediately towed or the owner fined
$250 per occurrence.
If you see a fire lane parking
infraction, please contact the Police non-emergency line at 301-279-8000. If
you have questions as to why a “Fire Lane” sign is posted, please contact

Earlier this year the Board of Directors brought back to life the Neighborhood Watch Program supported by Montgomery County Department of Police.
